The manor is the 5800sf main house that has 6 bedrooms and 4.5 bathrooms. The house was meticulously designed with the goal of rethinking how we utilize spaces in the modern home. The first thing you’ll notice is how spacious it is with 12 foot ceilings throughout most of the home. Then, you’ll notice the attention to detail that went into every aspect as you find surprising details and amenities throughout the house. As you explore, you’ll see that each room has it’s own unique design elements and personality which has been described as “like walking through an art gallery.”

The tall block structure is the 1400sf finished floor garage that is exclusive to renters of The Manor. It has 24 foot ceilings making it great for activities, such as pickleball, yoga, cornhole, and events. Just remember, no parking!

The large grass lawn off the back of The Manor is fully enclosed and only available to guests of The Manor. This area features large shade trees, outdoor seating and dining, an outdoor kitchen, outdoor fireplace, large charcoal grill, and games like Cornhole, Bocci Ball, and XL Jenga.

The Pool area is a space that is shared by guests of The Manor and the Casita (TeeBox). The pool is engulfed in tropical trees and desert plants and sits under a canopy of bistro lights. It also features a large shallow step, waterfall, and a built-in dining table and bench. Surrounding the pool you will find a miniature golf course, a fire-pit, and a large gazebo that covers the outdoor billiards table, hammocks, dining area, outdoor living room, and propane grill (which is first-come-first-serve).

TeeBox is the only casita that is available to rent (up to 5 guests). It’s constructed from a retired semi-truck trailer joined together with a recycled shipping container. While space is limited when building sustainably, you really wouldn’t believe how comfortably we fit 3 bedrooms, 3 spacious bathrooms, a full size kitchen, full size laundry, plus a dining and living room! TeeBox has it’s own entrance and parking, a private patio with a picnic table and grill and private entrance to the shared pool area. This Casita particularly has a resortilike feeling due to the lack of halways in the building. This was the main space saving technique implemented, which means to get from room to room, or from a room to the kitchen/living room, guests must go outside (however, Bedrooms 1 and 2 have attached full bathrooms). The kitchen, dining, living room, third bathroom and Bedroom 3 are all an attached space (Bedroom 3 is created by partitioning off part of the living room).

Unodos is technically 2 separate apartments and this is where I live! The other apartment houses the property manager, Scott, and his tiny dog, Coco. These units are discreetly tucked away at the far back of the property, and have a completely separate entrance, which allows us to ensure that guests have the best experience possible as well as stay on top of any day-to-day maintenance needed in the common areas. That said, we are here if you need us, otherwise we leave you alone!

There are two main parking areas at the Ranch. The first is in front of the house, where there is a large round-about driveway with a shaded carport. This space is where guests of The Manor are encouraged to park. The second, is beyond the steel rolling gate where you wil find a large dirt lot that is used for parking, storage, events and access to the Casitas. This is where Casita guests will park. You may notice some large landscaping trucks coming and going. Since this area is completely separated from all rental properties, we rent storage space to a landscaping company who picks up their trucks every morning and returns them in the evening.

I’m so excited to host you at worth the wait Ranch. This home holds an incredibly special place in my heart and was designed to create a resort-like experience for guests while being conveniently located in the heart of phoenix. The property is 1.3 acres, fully secured, and comprised of several different spaces and living quarters which are used for a myriad of activities- much like a real ranch! above you will find property map, and below is a breakdown of the property layout.

No events (gatherings of ANY kind) or commercial use without prior authorization from the owner (additional fees apply).
No indoor smoking or vaping.
No illegal activities of any kind.
No outside guests, or pets, without authorization from the owner. Your guest/pet count must be accurate and any changes in your guest/pet count must be reported and approved by the owner prior to your reservation.
Quiet Hours are from 9pm-8am. *IMPORTANT - If you see any flashing lights, this is a warning that the sound levels are too high, and need to be reduced.
No street parking and the driveway to the rear of the property must remain clear at all times.
The Pool/Gazebo area is a shared space between the main house and guest house, & all guests must be respectful of other guests staying on the property. This area is first-come-first-serve which includes use of the gas grill.
All entrances and outdoor spaces (including patios and the pool area) are monitored via security cameras.
Police involvement of any kind or the violation of any of the previously mentioned rules may result in immediate eviction without refund, forfeit of any security deposits, and/or additional fines and fees.

The entrance for TeeBox is on the south side of the property.
Next to the “Worth the Wait Ranch” sign on 37th Street you will see a keypad to open the steel rolling gate. Press the code that was sent via email and press # symbol. *Note- the gate code is different from you lockbox code.
Drive past the tall block garage towards the back of the property, and park in front of the glass window of TeeBox (refer to the image above)
The lockbox will be on the left (West) end of the shipping container.
To enter your code, swipe your hand across the lock to wake it up, enter your code, and then press the unlock symbol.
Inside the lockbox you will find 3 keys. They are all the same and work on all the doors of TeeBox. If you don’t need all 3 it’s recommended you leave extras in the lockbox in case you get locked out.
To open the gate, pull the loop and PUSH.
The door handles turn DOWN. Then to lock them you turn the handle up (this works from inside or outside so use caution not to lock yourself out).

Each room has a fold away floor fan in the storage box under the bed (inside the ottoman in Bedroom 3).
The Laundry machine is in the kitchen (left of the refrigerator).
The Air Conditioning controller for all rooms is in the living room.
There is a charcoal grill on the patio, alternately there is a gas grill in the shared pool area, which is first-come-first-serve.
Bedroom 1 toilet has a bidet seat that can be operated with the control panel on the side. *Note- the bidet wand self-sanitizes and is also manually sanitized at every cleaning.
The living room TV has live TV available in the Samsung app, or you can sign into most major streaming apps. Please sign out of any accounts you signed into when you check-out.
The pool bistro lights turn off at 9pm. You can use the black controller to operate the fan/lights under the gazebo.

Welcome to the Worth the Wait Ranch, located in Robinhood Acres! This neighborhood was originally a working cattle ranch in the early 1900’s. The original ranch owner bought several former Base Officer Quarters from a retired Army base, which closed in the early 1900’s. The buildings were purchased to be his Ranch Hand Quarters and this house is one of two of those buildings still standing. Upon construction in 1917, this home was identical to the small home directly across the street. Over time, most of the original buildings of Robinhood Acres were torn down and replaced with new-builds, except for these two. While this house has undergone numerous remodels and additions over the last century, surprisingly the original exterior walls and truss system of the home have stayed in tact.
When I purchased the property in 2018, preserving the history was a top priority. Instead of tearing the home down and resetting the build date (which would have been much cheaper and easier) I chose to preserve the remaining original structures and build around them to create a place that aligned with my intentions and vision for the property while still preserving the bones and spirit of Worth the Wait Ranch. The home was built with it’s current use in mind- a place for people to gather, be inspired and enjoy all the amazing things that Phoenix has to offer. After completing my additions and renovations of The Manor, in 2023 I completed TeeBox & Unodos at the back of the property. These buildings, built out of retired semi-truck trailers and shipping containers, serve as guest homes and were my first sustainable-living experimentation. By utilizing environmental-friendly building techniques, these structures further increased the functionality of this property while minimizing environmental consequences. My goal as a designer has always been to increase functionality, inspire creativity and cultivate human connectivity. Worth the Wait Ranch is, and will always be, my best effort to do just that. Welcome to my Magnum Opus!
