Once you provide your project input, we’ll schedule a consultation to preview your property and discuss your needs & goals.

We think marking up products is dumb. So we don’t do it. We pass our trade pricing on to our clients. You pay what we pay.

You simply pay for our time. We charge $250/hr and before we start any project we provide a contract based on the estimated hours for your specific project.

Clients pay a retainer for half of their project’s estimated hours. Once the retained hours are used, clients are billed monthly for hours worked.

Any cost for furniture, fixtures & finishes are paid by the client, with any available trade discount and NO markup.

We measure, photograph and scan the property to get a complete set of as-built drawings. Our design process provides you:

1. Complete construction documentation

2. Material Specifications for all finishes, fixtures and furnishings

3. 3D renderings to provide an exact picture of how it will look.

4. An installation guide for your contractors

Once a design plan is completed, we are available for any questions that arise during construction. After construction, the final delivery and installation of any specified furniture and decor is overseen by our team.

Our projects are worth documenting for the world to see. We’ll provide professional photography of the final space to share with all the cool kids.
